State Govt makes amendments to Building Rules

Hyderabad: The State government has made some amendments to the building Rules duly modifying the existing GOs to promote investments in Real Estate sector in the State. MA&UD Principal Secretary Arvind Kumar issued orders to this effect on Monday following a representation from the Builders/Developers Association to the State government stating that some provisions in building rules are not in consonance with the National Building Code-2016 issued by Bureau of Indian Standards and requested the government to simplify the building Rules.

Salient features of the GO are: Ventilation of rooms will be allowed as per Indian Green Building Council Green Homes norms; Allowing swimming pools and terraces subject to fulfilling the conditions under the building permission; Formation of BT/CC roads before issue of Occupancy Certificate; Same is mandatory for the issue of OC; HMWS&SB, TSTRANSCO to accept applications for issue of regular connections before issue of OC. However actual connection will be issued only after issue of OC. Setbacks fixed for high rise buildings as per National Building Code (NBC) – 2016.

In the road widening cases, floor to floor height, type and shape of the building need not be same before road widening/after road-widening, provided area before road-widening and after road-widening is same in order to encourage individuals to hand over land for road-widening.
